Scheduling your community tour in advance allows us to prepare floorplans and availability that are specifically tailored to your needs and preferences. It's easy to schedule a tour on a day and time that works for you using the self-scheduler on our website. Of course, you're welcome to stop by our office without an appointment if you'd like. You can submit a tour request, by visiting our Contact Us page. You will be asked to provide a few details to assist us in accommodating your request. Walk-ins are always welcome during business hours!

To reserve your new home at Proximity at ODU in Highland Park, Richmond, VA , you may conveniently apply either online or in-person at the Leasing Office. Availability is updated daily on our floor plans page. Browse available apartment homes and click 'Apply Now' to reserve your preferred apartment home. Once your application is submitted, our Leasing Team will contact you. 

Proximity at ODU offers a variety of convenient options to pay your rent. You may pay online in your resident portal via the web or mobile app. You can even set up auto-pay! Checks and money orders are also accepted in the Leasing Office. We are not permitted to accept cash. 

To financially qualify, you must submit verifiable forms of income that meet the minimum requirement of 3x the monthly rent. We accept Guarantors who are also required to submit verifiable income which meets the minimum requirement of 5x the monthly rent. We offer an alternative Guarantor option; for more information visit Leap.

A minimum standard security deposit of $300 is due upon notification of approval. In some instances, the application can only be approved with payment of additional deposit or with an approved guarantor.

No. Access to a residents’ home is exclusive to residents only.

Prior to move-in, residents are responsible to directly contact Dominion Energy Virginia to start electric services for their respective apartment. If roommates have been assigned, residents must coordinate with each other to assign a primary account holder and inquire about the Simple Bill option, to ensure all occupants are accountable for the monthly billing. Upon move-in, residents’ water/sewer utilities will automatically be initiated.

Short Term Leasing

Absolutely! We only offer individual lease agreements at Proximity at ODU. Submit your online application today! 

We have various lease terms to accommodate your housing needs which range between 5-month short-term leases to 18-month lease options.

Residents interested in continuing their residency at Proximity at ODU can accept their desired proposed renewal offer from their online resident portal. For more information and assistance, contact the leasing office.

Once you have executed your lease you are unable to make any adjustments to your current lease agreement.

No. However, at Management’s discretion, we may agree to a relet/reassignment process which provides residents with the option to find a prospect to assume the legal and financial obligations of their lease agreement. For more information, residents must contact the leasing office.

We do not have a buy-out clause. You must fulfill your lease agreement in its entirety.  

Yes. When submitting your online application, you will be prompted to answer a roommate survey, to assist us in accommodating your roommate preferences.

Any disputes that arise are your responsibility to resolve directly in a reasonable manner that complies with the lease agreement. Be advised, that disputes are not grounds to terminate the lease agreement. 

When visiting our website, select the Floorplans page. From this page, you are able to select the respective Academic Term for which you would like to apply. 

No. Proximity at ODU is ideal for students due to its proximity to campuses and amenities that provide for a great environment to study and thrive, however it is also open to any and all who are looking for a great place to call home.

Owner fully complies to a variety of other federal civil rights laws, including Title VI of the Civil Rights Act, Section 504 of the Rehabilitation Act, and the Americans with Disabilities Act, which prohibit discrimination in housing and community development programs and activities, particularly those that are assisted with HUD funding. Various federal fair housing and civil rights laws require HUD and its program participants to affirmatively further the purposes of the Fair Housing Act.

Amenities

Proximity at ODU in Highland Park, Richmond, VA offers a variety of amenities such as a study lounge and a sundeck. We are also steps from campus and on the ODU Blue Bus Route. For a complete list of community and apartment amenities, visit our amenities page.

Each apartment comes furnished and features classic-designed furniture and essential fixtures that make daily life smooth and convenient.  

Our apartments are internet-ready, we offer free Wi-Fi as an amenity. Pavlov Media is our service provider.

One of the amenities offered at Proximity at ODU is an Enclosed Parking Garage. Residents can opt to park in the parking garage for a monthly fee of $30. City-street parking is available for all other residents and guests.

Furry friends are welcome with prior written approval by management (standard animal agreement), plus payment of the required pet fees ($500 One-time Pet Fee and $50 Monthly Pet Fee) is necessary before the animal can be brought into the community (either permanently or temporarily). Only one (1) animal is permitted per apartment. Consult with one of our Leasing Agents for any breed or size restrictions and additional information. 

No. All apartment and bedroom furniture have been inventoried and accounted for, prior to move-in and will continuously be inventoried upon quarterly inspections by management and staff. 

Maintenance

Proximity at ODU is proud to offer On-Site Maintenance. Submitting a maintenance request is easy! Call or stop by the Leasing Office, or submit your request through your online resident portal via the web or your mobile app. For after-hours maintenance emergencies, please call the Leasing Office and select the option to leave a voicemail for the on-call maintenance technician. 

Our 24-hour, on-call emergency maintenance must be alerted for emergencies involving:

  • Sewage backup
  • No electricity
  • Water intrusion and leaks
  • Apartment main door locks not secure (bedroom lockout service is not an emergency)
  • Clogged toilet
  • All heat calls, if the outside temperature is 55 degrees or less.
  • All air conditioning calls if the outside temperature is 75 degrees or warmer.
  • No hot water
  • Refrigerator not cooling
  • Smoke alarms

If residents experience a key-fob malfunction with the apartment’s main door, they must contact emergency maintenance at 757-489-3790. We do not conduct lockout services for individual bedroom deadbolts.
